Sunway Property launches Sunway Majestic with 70% of buyers from Malaysia, 30% from Singapore

Investors to date mirror Johor Bahru’s cross-border account, with 30% Singaporeans and 70% Malaysians (of that 60% work inside Singapore). Acquisitions are largely for own personal stay (70%), with 30% for financial investment.

According to an independent research study by Milieu, commissioned by Master Community Developer Sunway Property (June 2025) to determine Singaporeans’ interest in Johor real estates, almost half (48%) of evaluated real estate applicants are taking into consideration Johor Bahru for their next purchase– 83% of whom currently own property in Singapore.

Sunway Property has introduced Sunway Majestic, its very first development in Johor Bahru City Centre (JBCC) and the city centre’s first SOHO apartment or condos. With freehold period, a location just 3 kilometres from the upcoming Johor Bahru– Singapore Rapid Transit System (RTS) Link, and alongside Sunway Commercial Square, the property is purposefully positioned for both own-stay purchasers looking for city-centre convenience and investors aiming to capture cross-border leasing need.

Sunway Majestic marks Sunway Property’s first development in JBCC and the city hub’s first SOHO residences. Sunway Majestic has 1- to 3-bedroom SOHO units starting off at RM400,000, with the possibility to customise under Sunway Property’s special Design to Own concept. This rate point sits well just within the range sought by 72% of evaluated buyers (RM1 million and listed below), the Sunway news release says.

The property development includes multi-tiered security systems. Connectivity is improved through a dedicated shuttle services to the RTS, a sidewalk link to Hutan Bandar, and access to surrounding shopping malls, schools, and healthcare amenities. It is adjacent to Sunway Commercial Square, a retail center for shopping and dining to be handled by Sunway Malls.

Sunway Majestic is also part of Sunway Property’s The BIG Deal campaign, including 16 Signature Projects and New Launches across Klang Valley, Johor, Ipoh, and Penang. Ranging from currently until Nov, the campaign supplies RM10 million in cash incentives, alongside special packages and buyer rewards.

” Homebuyers here are critical and believe long-term,” stated Gerard Soosay, Sunway Property Chief Executive Officer (Southern Area). “Johor Bahru’s appeal is real, however expectations are higher: communities should be secure, linked, and adaptable to cross-border lifestyles. That is the requirement we are developing in the direction of. Our role as Malaysia’s Master Community Developer is to fulfill this developing landscape with a long-lasting view, co-investing in the places we build and staying true to our assurance of being With You For Generations.”

Johor is benefitting from major policy and facilities catalysts. The Johor– Singapore Special Economic Zone (JS-SEZ), formalised earlier on this year, is assumed to draw in substantial investment and business flows. Meanwhile, the RTS Link, linking Bukit Chagar (JB) to Woodlands (Singapore) by late 2026, will trim cross-border trip to simply 6 minutes.
